Small land development is an approval sequence, not a slogan

Lot splits, minor land divisions, ADUs, and infill sites usually move through survey, planning, utility, access, and recordation questions before construction starts.

The first question is what the parcel can legally and physically support. OC looks for zoning fit, lot dimensions, access, utility service, drainage, easements, existing structures, and jurisdiction path. Claims stay conservative until the applicable source record or owner document is in the file.
